1. You must pay your rent (and all other charges under this agreement) every Monday for the week to come. We work out your rent (including any other charges for your home) so that every year there are four weeks during the year when we don’t collect rent. If you’re behind with your rent or other charges under this agreement, the non-collection weeks don’t apply and you should pay any rent or other charges for your home in these weeks.
2. If you don’t pay your rent or other charges for your home, we can go to court to evict you. If you have any difficulty paying your rent or other charges, contact your local housing office immediately.
3. If there’s more than one tenant named on this agreement, you’re both responsible for all the rent and for any rent that’s owed. We can get back all the rent that’s owed for your home from any joint tenant. So if one tenant leaves, the other tenant or tenants are responsible for any rent that may still be owed.
4. We may change the rent. We’ll tell you in writing at least four weeks before we make any changes to the rent. When setting rent we must follow guidelines issued by the Welsh Assembly and our Executive Board must approve them.
5. We may change the amount you must pay for services we provide which we include in or which are on top of the weekly rent. We’ll tell you in writing at least four weeks before we make any changes to the service charges.
6. If you ask, we must give you an up-to-date record of your rent account. We’ll send you a statement every three months as a record of your rent account.
7. You must repay any money you owe us from a previous tenancy - such as rent arrears or the cost of repairing damage. If you don’t keep to an arranged repayment plan, we can go to court to get legal permission to evict you from your home.
8. We can make deductions from any money we owe you, to pay any missed rent payments or any other charges you owe from this tenancy or a previous tenancy.
9. You must pay to us any other money which we charge under this tenancy agreement, for example the cost of us repairing any damage for which you’re responsible.
